Letting a property for holiday rent is relatively easy to set up once you have your license from East Lothian Council which is now required by law as of October 2023. One tax-deductible expense we require is the use of a professional photographer. Virtually all properties on the website organised by us were photographed by Jawi Tours at a cost of £180.00 each. Holiday Home rental is a highly competitive business and this ensures your property looks its best and helps to maximise your letting potential.
As property owners ourselves we recognise that your holiday property is important to you and that you should have the right to choose which weeks of the year you would like to use it. Unlike many national agencies, we are flexible and like to work with our property owners so they get maximum and personal benefit from their investment.
Our policy is not to co-manage or co-market properties with other local agencies. Our fee to manage holiday rental properties ranges from:-
15% up to a maximum of 20% + VAT of the weekly rental income plus a fee of £75 per annum and includes the following services:-
Local & experienced hands-on management, Fielding & responding to enquiries, Access to our large database of holidaymakers, Over 50% of our customers each year come from our existing database, Management of bookings & confirmations, Receiving deposits and final balances, Accounting to you via Monthly Rent Statement on line, Collection, and distribution of keys, Arranging for the provision of laundry services & organisation of cleaning between clients, General problem-solving in relation to bookings, Lockouts, Emergency on-call mobile number.
You also have login access to your accounts and statements, booking calendar, and the ability to add and edit your own bookings plus add housekeeping notes for your stays online 24/7.
Housekeeping & Changeovers.
Access to our experienced Housekeeping team either full-time or when you need a holiday.
Changeovers can be stressful so why not let our service take the strain.
We have in-house Housekeeping and outsource the laundry services and these will be on-billed to you on a monthly basis at the following rates:
Cleaning £18.00 + VAT per hour (normally 2-3 hour per week) Plus £4.50 + VAT Essential Pack
We provide a hotel standard quality white linen service so there is no need to purchase linen for your property.
Laundry and Linen are charged @ £10.85 + VAT per bed.
Towel set (Hand & Bath) are charged @ £3.45 + VAT per set
Annual spring cleaning service as a matter of course.
