Terms and Conditions for North Berwick Holiday Homes


Your North Berwick Holiday Home will be reserved by on payment of 30% of the rental price.  However, if the booking is made within four weeks of the commencement date of hire, the full rental is due immediately.

The balance of the rental price will be due for payment four weeks (exceptions for St Colms & Greencraig, these are 8 weeks),  before the commencement date of the booking.  If full payment is not received within four weeks of commencement reserves the right to cancel the booking and charge an administration fee.

Once full payment has been made and a final confirmation of the booking has been issued by the hirer is responsible for the total price detailed.  If cancellation occurs once payment has been made the hirer is responsible for the price in full unless are able to re-let the property, in which case the hirer will be reimbursed with the value of the re-let, less an administration fee.  Alternatively we will try to move the holiday to another mutually acceptable date.

Should a property become unavailable due to circumstances outside the control of then we reserve the right to move the booking to a property of similar quality.  Should a suitable property not be available then the hirer will be entitled to a full refund.

The use of the accommodation is entirely at the users risk and no responsibility can be accepted for injury, or loss or damage to user’s belongings.

Under no circumstances may more than the agreed number of persons occupy a property.  Owners reserve the right to refuse admittance if this condition is not observed.  In addition, reserve the right to refuse or revoke (before or during the let) any bookings from parties that may be in their opinion (and at their sole discretion) unsuitable for the property concerned.

The hirer is responsible for the property and is expected to take all reasonable care of it.  All equipment, utensils etc must be left clean and the property must be left clean and tidy at the end of the hire period.  All locks including mortice locks should be used when the property is unattended and when vacated.  Windows should also be closed.

Hirers must immediately inform of any breakages or damage caused to the property during their stay so that repair and/ or replacement can be arranged prior to the next guest arrival.  All damages and breakages are the legal responsibility of the hirer and their cost shall be refundable from your deposit if so requested by the owner.

On departure all sets of keys should be returned to  If keys are missing the owner reserves the right to have replacements made and recoup the cost from your payment card.

All utilities, towels & bed linen (except sofa/trundle) are included in the tariff.

Hirers must respect neighbours and not cause undue noise.

All of our properties are NON-SMOKING.  We have a strict PETS POLICY so please make sure your property is advertised as DOG friendly before booking.  We ask that you respect our owners wishes by following these policies.


Hirers may move into a property at 4PM ON THE FIRST DAY of hire and must vacate by 10AM ON THE FINAL DAY of hire.
