Bookings will be confirmed upon receipt by NORTHBERWICKHOLIDAYHOMES.CO.UK of the required deposit payment, which includes the appropriate booking fee. However, if the booking is made within eight weeks of the commencement date of hire, the full rental and deposit must be paid immediately. Deposits will be returned, less any deductions within 14 days of departure.

The balance of hire will be due for payment eight weeks before the commencement date of hire. NORTHBERWICKHOLIDAYHOMES.CO.UK reserve the right to cancel a booking where full payment is not received within eight weeks of commencement of hire.

Once a confirmation of booking has been issued by NORTHBERWICKHOLIDAYHOMES.CO.UK the hirer is responsible for the total price detailed. If cancellation occurs once payment has been made the hirer is responsible for the price in full unless NORTHBERWICKHOLIDAYHOMES.CO.UK are able to relet the property, in which case the hirer will be reimbursed with the value of the relet, less a reletting administrative charge.

Should a property become unavailable due to circumstances outside the control of NORTHBERWICKHOLIDAYHOMES.CO.UK then NORTHBERWICKHOLIDAYHOMES.CO.UK reserve the right to move the booking to a property of similar quality. Should a suitable property not be available then the hirer will be entitled to a full refund.

The use of the accommodation is entirely at the users risk and no responsibility can be accepted for injury, or loss or damage to users belongings.

Under no circumstances may more than the agreed number of persons occupy a property. Owners reserve the right to refuse admittance if this condition is not observed. In addition, NORTHBERWICKHOLIDAYHOMES.CO.UK reserve the right to refuse or revoke (before or during the let) any bookings from parties that may be in their opinion (and at their sole discretion) unsuitable for the property concerned.

The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils etc must be left clean and the property must be left clean and tidy at the end of the hire period. All locks including Chubbs should be used when the property is unattended and when vacated. Windows should also be closed.

Hirers must inform NORTHBERWICKHOLIDAYHOMES.CO.UK of any breakages or damage caused to the property during their stay so that repair and/ or replacement can be arranged. All damages and breakages are the legal responsibility of the hirer and their cost shall be refundable from your deposit if requested by the owner.

All sets of keys should be returned to NORTHBERWICKHOLIDAYHOMES.CO.UK, or left in a mutually acceptable location by 10am on the leaving day. If sets of keys are missing or not returned on time, the owner reserves the right to have replacement keys made and debit the cost from the hirers deposit.

All linen is included but this will not include towels, please bring your own or a set (bath towel & hand towel) can be hired at a cost of £5 per person.

Hirers must respect neighbours and not cause undue noise.

Hirers may move into a property at 4pm on the first day of hire and must vacate by 10am on the final day of hire.
