We offer at no extra charge to you a completely interactive website where our clients can search availability of your property in real time and immediately book and pay online. Our bespoke booking system is automatically updated by the minute so properties showing as available are in fact that- not subject to a manually driven calender system.
We do not co-manage or co-market properties with other agencies. Our online booking and property management system to be effective for client and owner alike means a property must be available to book without referral at all times.

We do recommend the use of a professional photographer at a cost of £100 to maximise your letting potential.

Our fee to manage holiday rental properties ranges from 15% up to a maximum of 20% of the weekly rental income plus of VAT to include the following services:

Fielding & responding to enquiries

Access to our large database of past holidaymakers

Over 50% of our customers each year come from our existing database

Management of bookings & confirmations

Receiving deposits and final balances

Accounting to you via Monthly Rent Statement

Collection and distribution of keys

Arranging for the provision of laundry services & organisation of cleaning between clients

General problem solving in relation to bookings

Supervision of Visit Scotland Award Inspection

Our fee includes all advertising on the internet including the NorthBerwickHolidayHomes.co.uk website, inclusion in the official Visit Scotland Brochure & associated websites or any other promotion we enter into from time to time.

We subcontract cleaning and laundry services and these will be on-billed to you on a monthly basis at the following rates:

Cleaning £14.50 per hour (normally 2-3 hours per week) PLUS £3 Essential Pack Laundry £8.50 per bed

We provide a hotel standard quality white linen service at no extra cost so there is no need to purchase linen for your property. We also source and deliver the low cost energy solutions to guarantee you have the most competitive market rates.

A management fee of £20.00 per hour, or part thereof, is chargeable on extraordinary time spent by the agent out of the office on additional services

We do not charge management fees where we can problem solve from our offices.

Additional chargeable services on offer:
